A good home appliance repair and replacement plan can save a new home buyer many headaches—and dollars—when a home appliance breaks, without breaking their wallet.  As Coloradoans head into the dog days of summer, never has this been more critical than with a home’s central air conditioning system.  However, in order to try and prevent a breakdown in the middle of a Colorado heat wave, there are a few simple tasks a homeowner can perform to extend the life of their system:

  1. Change Air Filters

Air filters should be replaced at least every other month and may need to be replaced as often as once every month if you have a lot of people living in your home, if anyone in your home suffers from allergies or other breathing issues or if you have pets.  Replace the filter with one that is the same size, and follow the arrows on the filter when replacing it to ensure that it’s installed properly.

  1. Check the Thermostat

Turn down the air conditioning to be sure your unit is receiving the signal from the thermostat. Your air conditioner should turn on and meet the temperature that you have set your thermostat to. Change the temperature to be sure your unit and thermostat are working together properly.

  1. Clean the Condensing Unit

Around the Perimeter:

Clean up the area around the unit and remove brush piles, landscaping and weeds that are too close to it. If you have anything blocking the air flow, it could cause your system to choke and break down prematurely.

Inside and Outside the Unit:

Use a garden hose to spray down the fins and coils of the unit.  The exterior can accumulate dirt, pollen and grass clippings, so spray the unit down to remove this type of debris.

Additionally, HomeSmart from Xcel Energy offers preventative maintenance inspections on your AC systems as well as furnaces and boilers to help ensure your system is operating safely and efficiently throughout the year.

Make sure to take advantage of these important tips, and in the event your AC system still grinds to a halt on a hot summer day, Welcome Home Coverage with HomeSmart from Xcel Energy will ensure that you are enjoying a cool, comfortable home again as quickly as possible.  With comprehensive coverage on all of those important home appliances, a new home buyer can enjoy peace of mind and leave the worrying to HomeSmart.
